PUBLIC HEARING: Lyngblomsten Senior Living Community PUD Development
Stage Plan Amendment #1— Site Plan and Grading & Drainage Plan
Ms. Larsen, City Planner, presented the staff report.
The applicant, Lyngblomsten, has submitted a land use application for PUD
Development Stage Plan Amendment #1 to omit the clubhouse and revise the site plan
and grading & drainage plans. The original PUD Development Stage Plan/Preliminary
Plat was approved by City Council on April 8, 2019 by Resolution No. 19-42. The
original plans included a centrally located stand-alone clubhouse. The clubhouse is now
being omitted in order to enlarge the stormwater pond.
Board Comments V AV
Mr. Root commented although it was a disappointment to learn that the clubhouse was
not going to be built in order to enlarge the stormwater pond, he was pleased to hear the
clubhouse activities will be retained within the main building. He also stated the
realignment of the road was a good addition to the plan as it has the potential of creating
more parking spots.
Mr. Tralle concurred with Mr. Root.
Mr. Laden expressed his support regarding the retention of clubhouse activities within the
main building. He questioned if the amenities would be open to the public.
Judd Fenlon, from Grand Real Estate Advisors representing Lyngblomsten, stated the
pool and wellness area would be open to the public through membership.
Mr. Tralle asked if Mr. Fenlon would like to make any further comments before opening
the public hearing.
Mr. Fenlon shared that three individuals from Wold Architects and the civil engineer for
the project from A.J.A. were present in the meeting and they collectively would be able
to address any questions from the public. He stated, Ms. Larsen's Lyngblomsten
presentation did a good job summarizing the plan changes. Mr. Fenlon concluded by
DRAFT MINUTES
