• Retail Store and Service Establishment. At least one (1) off-street parking space <br />for each two hundred (200) square ft of floor area. <br />Detailed building plans will be required to verify the floor area of the proposed <br />commercial building; however, the commercial pad as shown is approximately 16,000sf <br />and 72 parking stalls would be required. <br />• Fast Food Restaurant. The final plan shows 153 stalls. Joint parking <br />facilities with shared curb cuts and access drives have been provided between the <br />restaurant, commercial building and fast food restaurant. <br />Tree Preservation Plan <br />Per the Tree Survey (Sheets 1-2), there are 1,685 significant trees located on the 20 acre <br />site. Sheet L0.1, Tree Preservation Plan identifies the basic use area. Of the 1,685 <br />significant trees, 201 will be preserved and 1,484 will be removed. The majority of the <br />trees being preserved are along the west boundary providing a tree buffer between the <br />Woodridge neighborhood and the development. <br />The Tree Preservation Plan has been revised to exclude the stormwater pond and wetland <br />buffer from the basic use area. <br />There are 43q 152 trees being removed in non -environmentally sensitive areas that <br />require 213 trees for mitigation. <br />Trees being removed within the wetland buffer shall be mitigated at the Natural Resource <br />Conservation Area ratio. The Tree Mitigation table shall be has been revised. There are <br />32 trees in a Natural Resource Conservation Area or Natural Resource Corridor <br />Enhancement area that will require 67 mitigation trees. <br />23 <br />
