In order to meet this schedule, staff <br />requests that the applicant resubmit the preliminary and final plat plans for review by June 19, 2020. <br />As requested by City Staff, WSB and Associates, Inc. has reviewed the Preliminary Plat and the Final Plat <br />for the Lyngblomsten Senior Communities site in Lino Lakes, MN. <br />The preliminary plat plans were initially received on March 11, 2019. This memorandum is a revised version <br />of the memorandum to Katie Larsen originally dated March 29, 2019 and that was responded to by the <br />applicant. The following comments were made on the March 2019 plans and also on the documents below: <br />• Preliminary Civil Construction plans received May 11, 2020. <br />• Preliminary Plat prepared by Loucks, received on May 11, 2020. <br />• Stormwater Management Report prepared by AJA Inc., received May 11, 2020. <br />• Final Civil Construction plans received May 11, 2020. <br />• Final Plat prepared by Loucks, received on May11, 2020. <br />Applicant responses to previous comments are shown in red. Additional comments from WSB staff are <br />shown in blue. Additional applicant comments are shown in green. The most recent WSB comments are <br />shown in dark blue. <br />The following are our review comments that should be responded to in writing by the applicant. <br />Engineerinq <br />• General <br />The Lyngblomsten project is proposed on a 20.74 acre site at the northwest corner of the Hodgson <br />Road (CSAH 49) and Ash Street (CR J) intersection. The City completed a master plan of this area and <br />the area to the east of Hodgson in 2006. This development meets the goals of the master plan. <br />Comments: <br />Xcel Energy has overhead power along the east side of the site. The applicant shall <br />work with Xcel on a design to relocate. <br />Response: This is acknowledged, and the team will work with Xcel energy. <br />Applicant shall update all labels on all sheets so that they are referencing the most recent <br />version of the plans. There are multiple labels (in both plan and profile views) that point <br />to nothing or have not been adjusted since plan updates were made. <br />• Grading Plan <br />
