screen fence needs to be offset from the property line and have plantings <br />on the residential side per Section 1007.043(17)(f). <br />i. Staff suggests the screen fence proposed on the east side of the <br />stormwater pond be removed and the proposed 7 foot security <br />fence on the west side of the stormwater pond be a screen fence. <br />ii. The screen fence along the east property line cannot extend closer <br />than 30 feet to the property line along Kelly Street. <br />c. All driveways and parking lot areas shall be paved. This includes the <br />north portion of the development near the accessory storage building. <br />d. A minimum 5 foot wide sidewalk shall be installed along the west and <br />south elevations of the building. <br />e. Gate on trash enclosure cannot be chain link and shall be a minimum of <br />80% opaqueness. <br />f. Plan sheet shows the accessory storage building as 40 ft x 25 ft (1,000 s.f.) <br />but the detailed specifications indicate 40 ft x 26 ft (1,040 s.£). Plans shall <br />be revised accordingly. <br />g. Details for all proposed fencing shall be provided. <br />4. Revisions to Sheet A2.1: <br />a. Plan sheet shall include the square footage of each area on the plan sheet. <br />5. Revisions to Sheet A3.1: <br />a. Exterior material square footage and percent shall be included on plan <br />sheet. <br />b. Height of building and accessory storage building and measurements shall <br />be included on plan sheet. <br />c. Mechanical equipment location and screening details shall be provided. <br />d. The east and west elevations shall be properly labeled. <br />6. Accessory Storage Building: <br />a. The 40 inch wainscot base shall be brick to match the main building. <br />7. A color and material palette for both the principal and accessory storage building <br />shall be provided. <br />8. Revisions to Sheet CO Site, Grading and Drainage Plan: <br />a. Trail easement along Lake Drive shall be shown to provide adequate room <br />for a future trail. <br />b. Plan shall clearly show all parking lot areas, driveways and drive aisles as <br />paved bituminous or concrete surface. <br />9. Revisions to Sheet LS 1.1 and LS 1.2 Landscape Plan: <br />a. All calculations shall be shown on the plan set. <br />b. Canopy Coverage: <br />i. The chart from Section 1007.043(17)(c)3 shall be completed and <br />shown on plan sheet. <br />ii. Vehicle Hardscape area shall include required paved drive lanes on <br />north portion of property. <br />c. Foundation Landscape: <br />i. The chart from Site Plan Worksheet shall be completed and shown <br />Plan Sheet LS 1.2. <br />ii. Size (small, medium, large) of each tree and shrub shall be <br />indicated. <br />
