2. A temporary cul de sac easement shall be recorded over the west end of William <br />Lane upon development of that phase. <br />3. The temporary cul de sac shall be removed, ground restored and the temporary <br />easement released upon extension of William Lane. <br />4. The private septic system at 6677 20th Avenue shall be removed. <br />5. The private well at 6677 201h Avenue shall be capped. <br />6. The private septic system 6651 20th Avenue shall be removed upon development <br />of that phase. <br />7. The existing house at 6651 20th Avenue shall hook up to municipal sanitary <br />sewer upon development <br />8. The existing south driveway of 6709 201h Avenue shall be relocated west onto <br />Red Oak Lane. <br />9. The existing driveway at 6677 201h Avenue shall be removed in Phase 1 of <br />development. <br />10. The existing driveway at 6651 201h Avenue shall be removed in Phase 2 of <br />development. <br />11. A building permit is required for the house relocation at 6677 20th Avenue. <br />12. A Permanent Drainage & Utility Easement between the Vickers and the City shall <br />be recorded. <br />13. The stormwater maintenance for public facilities including the Vickers easement <br />will be covered under the City's Programmatic Stormwater Management <br />Agreement. <br />The following items shall be addressed: <br />1. Comments from WSB City Engineer memo dated July 1, 2020 shall be addressed. <br />2. The Development Agreement shall be approved by the City Council, executed <br />and recorded against the property. <br />a. Securities and fees shall be paid. <br />3. The applicant shall prepare the deeds for Outlots A, B, C, D and E for City review <br />and approval prior to recording. <br />4. The applicant shall prepare the temporary cul de sac easements for City review <br />and approval prior to recording. <br />5. A recorded copy of the Permanent Drainage & Utility Easement for the Vicker's <br />property shall be provided to the City. <br />6. Proof that the private septic systems at 6677 201h Avenue and 6651 20th Avenue <br />have been properly removed shall be submitted to the City upon completion. <br />7. Proof that the private well located at 6677 20th Avenue has been properly capped <br />shall be submitted to the City upon completion. <br />8. The applicant shall provide approval from NSP aka Xcel Energy allowing for <br />public and private improvement within their easement e.g. stormwater pond, <br />landscaping, streets, utilities etc. <br />9. Turn lanes from CSAH 54 (201h Avenue) onto Red Oak Lane shall be approved <br />by Anoka County. <br />10. Final Plat: <br />IN <br />
