Planning & Zoning Board <br />June 10, 2020 <br />Page 6 <br />APPROVED MINUTES <br />Ms. Larsen explained one of the options that is being prepared by SEH is Hodgson Road <br />would be lined up and the offset would be shifted. There is a greater expense for this <br />option, but the City and both counties have been reviewing alternatives. <br /> <br />Mr. Tralle exclaimed Lyngblomsten should take the board’s suggestions and return with <br />a taller parapet and different colors. He stated the board was not ready to vote on <br />Lygnblomsten’s final plan and final plat. <br /> <br />Mr. Reinert and Mr. Root agreed with Mr. Tralle’s statement to postpone the vote. <br /> <br />Public Comments <br /> <br />Mike Witham, 211 Woodridge Lane, commented that if a fast food restaurant is built on <br />the corner, he would hope Lyngblomsten would incorporate someplace into it so it is not <br />located on the western side next to the residential homes. He also asked if someone <br />could clarify the increase in square footage from 128,000 sq. ft. to 147,000 sq. ft. Lastly, <br />he expressed concern regarding the trash compactors and generators being stored outside <br />due to noise as well as overall aesthetics and possible smell. <br /> <br />Ms. Larsen stated any drive thru component requires a Conditional Use Permit, therefore, <br />there would be an opportunity for a public hearing and we can also suggest to locate the <br />building as far east as possible. <br /> <br />Tu-Ahn Bui Johnson, from Wold Architects and Engineers, addressed Mr. Witham’s <br />question by stating more units were added and some of the amenities and spaces such as <br />the pool area were enlarged. These changes are why the square footage was increased. <br /> <br />Mr. Grochala commented the increase in square footage is not necessarily shown in the <br />footprint, but across several different stories. He further clarified increases in the <br />basement, the front entrance area, the pool area, and additional square footage throughout <br />the second floor and possibly the third floor account for the additional square footage. <br /> <br />Ms. Larsen explained the footprint and floor plan differences will be clarified and <br />finalized. She also specified the trash compactors, generators, and dumpsters will be <br />below grade along with a fence and landscaping. <br /> <br />Mr. Grochala clarified, although the Master Plan says the trash compactors, generators, <br />and dumpsters must be inside the building, if the board would like to allow <br />Lyngblomsten to place the items outside being that the area is screened and below grade, <br />a recommendation can be made to City Council that it is acceptable as proposed. <br /> <br />Mr. Reinert asked if it would be possible to place some of the items inside and some <br />outside of the building. <br /> <br />Mr. Fenlon explained there is additional dumpster capacity within the building and <br />outside of the building, however, to incorporate more storage space for the generators,
