This is intended to introduce flexibility of site design <br />and architecture for the conservation of land and open space through clustering of lots, <br />buildings and activities, which promote the goals outlined in the Comprehensive Plan or <br />serve another public purpose. <br /> <br />This plan is for the proposed development of four parcels into 102 single family homes <br />and a 50 unit senior housing building that would be located directly south of the <br />Northpointe subdivision. These parcels have 23.01 acres of developable land, 34.61 <br />acres of wetlands and buffers, and 6.29 acres of street ROW. This project would involve <br />rezoning parcels from rural to residential. <br /> <br />This staff report is based on a review of the following documents: <br /> <br />• Concept Layout prepared by Sambatek Inc., dated 7/20/20 <br />• Context Layout prepared by Sambatek Inc., dated 7/20/20
