4 <br /> <br />Greenway <br /> <br />The site includes an area shown as part of the City’s Greenway System in the 2040 <br />Comprehensive Plan. The greenway corridor is intended to provide areas for storm water <br />management, wetland buffer areas, conservation of natural areas, open space, and trails <br />for people. The recreational trail system within a greenway corridor is intended to <br />provide a continuous, natural experience for trail users and should connect natural <br />landscapes, parks, and open space areas with limited interruption by roads and other <br />development features. <br /> <br />As previously noted, this wetland area should be preserved to the extent practicable, and <br />should also incorporate buffers and any proposed trails along the periphery. Storm <br />ponding should be located along the greenway corridor to both protect and enhance the <br />corridor. <br /> <br />Tree Preservation Plan <br /> <br />A detailed tree inventory and preservation plan will have to be submitted. <br /> <br />Landscape Plan <br /> <br />A detailed landscape plan will need to be submitted. <br /> <br />RECOMMENDATIONS <br /> <br />Staff recommends that the Burque Property concept plan review be forwarded on to the <br />Planning and Zoning Board and City Council with the following comments: <br /> <br />1. Greenway corridor should be established through the site. <br />2. Consider restoring wetland hydrology and vegetation on the site. <br />3. Wetland buffers should have a minimum width of 25 feet and be 50 feet wide on <br />average. <br />4. Storm water pond(s) should be located in close proximity to wetland areas. <br />5. Storm water pond design should take into account the site’s location in a highly <br />vulnerable area of the Drinking Water Supply Management Area. This may limit <br />infiltration possibilities on the site. <br />6. If any wetland impacts are proposed with this project, a survey for rare, unique, <br />and significant resources should be performed. <br /> <br />ATTACHMENTS <br /> <br />1. Context Layout <br />2.
