Bald Eagle Addition will have an adequate water supply. A 12 " watermain exists along <br />Elm Street. The existing house is connected to municipal watermain. A 6" watermain <br />exists along Second Avenue. The new house will also be connected to municipal <br />watermain. The water supply system has capacity to handle one (1) single family home. <br />(e) Waste disposal systems. A proposed subdivision shall be served with adequate <br />waste disposal systems when: <br />1. The urban sewered subdivision is located inside the city's MUSA or is <br />consistent with the MUSA allocation criteria; <br />2. The city has sufficient MUSA and pipe capacity to serve the subdivision if <br />developed to its maximum density; <br />3. The subdivision will result in a sewer extension consistent with Lino Lakes <br />sewer plan and capital improvement plan; <br />4. A rural subdivision can demonstrate that each lot can be served by an adequate <br />sanitary sewer disposal system; and <br />5. A rural subdivision with a proposed communal sanitary sewer or water system <br />has an effective long range management and maintenance program with proper <br />financing. <br />Bald Eagle Addition will be served with an adequate waste disposal system. An 8 " <br />sanitary sewer main exists along both Elm Street and Second Avenue. The existing house <br />is connected to municipal sanitary sewer. The new house will also be connected to <br />municipal sanitary sewer. The system has capacity for one (1) additional single family <br />home. <br />RECOMMENDATION <br />Staff recommends approval of the preliminary plat for Bald Eagle Addition with the <br />following conditions: <br />1. The new house proposed on Lot 2, Block 1, Bald Eagle Addition is required to <br />connect to municipal water and sanitary services. <br />The following issues shall be addressed in conjunction with the final plat submittal: <br />1. Comments from City Engineer Letter dated November 4, 2020 shall be addressed. <br />2. Comments from the Environmental Coordinator letter dated October 28, 2020 <br />shall be addressed. <br />3. Any future parking of motor vehicles in front of or in the third stall on 202 Elm <br />Street will require the driveway to be hard surfaced in accordance with the zoning <br />ordinance. <br />a. A zoning permit is required. <br />4. All Plan Sheets <br />a. The structures on 210 Elm Street and 7158 Second Avenue shall be <br />labeled "Existing Garage" to avoid any setback confusion. <br />b. The bituminous trail along Elm Street shall be labeled. <br />12 <br />
