• <br />• <br />• <br />CITY OF LINO LAKES <br />RESOLUTION NO. 20-26 <br />RESOLUTION APPROVING SITE AND BUILDING PLAN MODIFICATIONS <br />FOR 617 APOLLO DRIVE (MARKETPLACE RETAIL B BUILDING) <br />WHEREAS, the City received a Land Use Application to amend the Marketplace <br />Planned Development (PDO) Design Guidelines Ordinance No. 03-05; and <br />WHEREAS, Ordinance No. 03-05 is an amendment to the original PDO Ordinance No. <br />16-01; and <br />WHEREAS, Ordinance No. 03-05 regulates site plan and design guidelines for the <br />Marketplace development. The design guidelines detail requirements for site plan, <br />building composition, materials, lighting, signage, landscaping and building elevations; <br />and <br />WHEREAS, the applicant is proposing construct a restaurant with rooftop dining that <br />will require modifications to the site plan and building elevations; and <br />WHEREAS, per the 2001 Marketplace Site Plan, the subject site is the Retail B building; <br />and <br />WHEREAS, the subject site is legally described as Lot 3, Block 1, Lino Lakes Market <br />Place; and <br />WHEREAS, Ordinance No. 03-05 states under Special Provisions #4 that substantial <br />departures from the approved plans will require an amendment to the Planned <br />Development Overlay (PDO); and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on March <br />11, 2020, and the Board recommended approval of the site and building plans <br />modifications with revisions. <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino <br />Lakes hereby makes the following findings: <br />FINDINGS OF FACT <br />(a) The proposed development application must be consistent with the policies and <br />recommendations of the Lino Lakes Comprehensive Plan including: <br />1. Land Use Plan. <br />2. Transportation Plan. <br />
