The existing retail business and proposed restaurant does not propose any tree removal. <br />if tree removal is necessary, additional trees and/or landscaping may be required. <br />BE IT FURTHER RESOLVED by The City Council of the City of Lino Lakes hereby <br />approves the site and building plan modifications to 617 Apollo Drive subject to the <br />following conditions and/or items being addressed: <br />1. A Site Improvement Performance Agreement shall be approved by the City Council <br />and executed and securities submitted to the City prior to site improvement <br />construction. <br />2. Screen fencing may not block egress paths. <br />3. Construction details, material boards and color palettes are required for the following: <br />a. Ground mounted block wall. <br />b. Rooftop fence screening. <br />c. Rooftop metal safety guardrails. <br />4. Details for stairway lights are required. <br />5. Sheet T1.1, Title Page: <br />a. Revise title from Eagle Liquors to 617 Apollo Drive. <br />b. Revise parking calculations to be consistent with page 5-6 of the March 23, <br />2020 Council Staff Report. <br />6. Sheet ALI, Site Plan: <br />a. The ground mounted 6 foot high cedar fence shall be replaced with a 6 foot <br />high block wall for the north 2 sections and a 9 foot high continuous block <br />wall for the south 2 sections. <br />i. The block wall should match existing building materials and colors. <br />b. The sidewalk and striped pedestrian crossing across Marketplace Drive as <br />required with construction of the original building shall be completed. <br />c. The landing pad for middle door shall be marked. <br />d. The middle door may need to be wider for emergency exit requirements. <br />e. A concrete sidewalk shall be extended from the landing of the exterior <br />staircase to the existing sidewalk. <br />7. Sheet A6.0, Existing Exterior Elevations: <br />a. The plan sheet does not accurately show the existing metal overhead door that <br />replaced the glass windows. <br />i. Are the overhead doors being replaced with glass windows? <br />8. Sheet A6.1, Exterior Elevations: <br />a. The ground mounted 6 foot high cedar fence shall be replaced with a 6 foot <br />high block wall for the north two (2) sections and a 9 foot high continuous <br />block wall for the south two (2) sections. <br />i. The block wall should match existing building materials and colors. <br />b. The rooftop 6 foot high stained cedar fence shall be a neutral color. <br />c. Under Exterior Elevation Keynote the last #23 shall be revised to #25. <br />d. The block wall shall be high enough to screen the exhaust unit. <br />a. Restroom exhaust location and details shall be shown. <br />b. Dishwasher exhaust location shall be clearly shown. <br />i.
