All fees, charges and escrow related to the preliminary or final plat have been paid <br />in full. <br />BE IT FURTHER RESOLVED by the City Council of the City of Lino Lakes hereby <br />approves Nadeau Acres Final Plat subject to the following conditions: <br />1. Outlots A, B, C, D and E shall be deeded to the City. <br />2. A temporary cul de sac easement shall be recorded over the west end of William <br />Lane upon development of that phase. <br />3. The temporary cul de sac shall be removed, ground restored and the temporary <br />easement released upon extension of William Lane. <br />4. The private septic system at 6677 20th Avenue shall be removed. <br />5. The private well at 6677 20th Avenue shall be capped. <br />6. The private septic system 6651 20th Avenue shall be removed upon development <br />of that phase. <br />7. The existing house at 6651 20th Avenue shall hook up to municipal sanitary <br />sewer upon development. <br />8. The existing south driveway of 6709 20th Avenue shall be relocated west onto <br />Red Oak Lane. <br />9. The existing driveway at 6677 20th Avenue shall be removed in Phase 1 of <br />development. <br />10. The existing driveway at 6651 20th Avenue shall be removed in Phase 2 of <br />development. <br />11. A building permit is required for the house relocation at 6677 20th Avenue. <br />12. The stormwater maintenance for public facilities including the Vickers Permanent <br />Drainage & Utility Easement will be covered under the City's Programmatic <br />Stormwater Management Agreement. <br />BE IT FURTHER RESOLVED by the City Council of the City of Lino Lakes hereby <br />approves the Development subject to the following items being addressed prior to release <br />of final plat mylars or as noted: <br />1. Comments from WSB City Engineer memo dated August 3, 2020 shall be <br />addressed. <br />2. The Development Agreement shall be approved by the City Council, executed <br />and recorded against the property. <br />a. Securities and fees shall be paid. <br />3. The applicant shall prepare the deeds for Outlots A, B, C, D and E for City review <br />and approval prior to recording. <br />4. The applicant shall prepare the temporary cul de sac easement for City review and <br />approval prior to recording. <br />5. Title Commitment: <br />a. Provide evidence of satisfaction of the mortgage shown in paragraph 7 of <br />Schedule B, Part I as the mortgagee is not a signatory to the plat, and <br />presumably the mortgage will be released when BL Holdings becomes the <br />fee owner. <br />6. Proof that the private septic systems at 6677 20th Avenue and 6651 20th Avenue <br />
