• <br />• <br />• <br />1 <br />st <br />(lei; k Z _c_ ram- A e, c �� <br />Reading: October 14, 2019 Publication: November 5, 2019 <br />2"d Reading: October 28, 201.9 I Effective: 'December 5, 2019 <br />CITY OF LINO LAKES <br />ORDINANCE NO. 09-19 <br />ORDINANCE TO REZONE PROPERTY FROM GB, GENERAL BUSINESS TO <br />LI, LIGHT INDUSTRIAL FOR DIRECT BORE, INC. <br />(502 AND 510 LILAC STREET) <br />The City Council of Lino Lakes ordains: <br />Section 1: Findings of Fact <br />1. The City received a Land Use Application to rezone certain property from GB, <br />General Business to LI, Light Industrial. <br />2. The Planning and Zoning Board held a public hearing on September 11, 2019 and <br />made recommendation to the City Council to approve the rezoning. <br />3. Per Section 1007.015 (5), the Planning and Zoning Board shall consider possible <br />adverse effects of the proposed rezoning and its judgement shall be based upon, <br />but not limited to, the following factors: <br />(a) The proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />The proposed construction -related business and open and outdoor storage area is <br />consistent with the Comprehensive Plan with the required rezoning and plan revisions as <br />detailed in the October 14, 2019 Council staff report. <br />(b) The proposed use is or will be compatible with present and future land uses of <br />the area. <br />The proposed construction -related business and open and outdoor storage area is <br />compatible with present and future land uses. The adjacent areas are zoned and guided <br />for industrial and commercial uses. The single family house is a non -conforming use and <br />may continue if compliant with Section 1007.041 of the Zoning Code. <br />(c) The proposed use conforms with all performance standards contained <br />herein. <br />The proposed construction -related business and open and outdoor storage area conforms <br />with all performance standards if conditions listed in Resolution No. 19-129 are met. <br />1 <br />
