• <br />• <br />• <br />1' Reading: May 11,2020 <br />Publication: June 9, 2020 <br />2nd Reading: May 26, 2020 <br />Effective: July 9, 2020 <br />CITY OF LINO LAKES <br />ORDINANCE NO. 02-20 <br />ORDINANCE TO REZONE PROPERTY FROM R, RURAL <br />TO R-1, SINGLE FAMILY RESIDENTIAL FOR <br />NADEAU ACRES <br />The City Council of Lino Lakes ordains: <br />Section 1: Findings of Fact <br />1. The City received a Land Use Application to rezone certain property from R, <br />Rural to R-1, Single Family Residential. <br />2. The Planning and Zoning Board held a public hearing on February 12, 2020. <br />3. Per Section 1007.015 (5), the Planning and Zoning Board shall consider possible <br />adverse effects of the proposed rezoning and its judgement shall be based upon, <br />but not limited to, the following factors: <br />(a) The proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />The proposed rezoning is consistent with the Comprehensive Plan and Zoning <br />Ordinance. Per the zoning ordinance, land that is guided low density residential can be <br />zoned R-1, Single Family Residential, R-1X, Single Family Executive Residential or R-2, <br />Two Family Residential. <br />The proposed Nadeau Acres residential subdivision is consistent with the goals and <br />policies of the comprehensive plan in regards to resource management, land use, <br />housing, transportation and utilities. The development is consistent with low density <br />residential land use and compliant with density requirements. Safe transportation <br />corridors and public utilities also serve the development. <br />(b) The proposed use is or will be compatible with present and future land uses of <br />the area. <br />The proposed Nadeau Acres development is compatible with the present and future land <br />uses of the area. Present land uses in the area are residential. Future land uses in the <br />area are guided low and medium density residential. <br />
