City of Lino Lakes - Zoning Ordinance <br />1. Outside services, sales, and equipment rental accessory to the principal <br />use and limited in area to twenty-five (25) percent of the gross floor area <br />of the principal building. <br />2. Off-street parking as regulated by Section 3, Subd. 5. of this Ordinance. <br />3. Off-street loading as regulated by Section 3, Subd. 6. of this Ordinance. <br />H. Conditional Uses. Subject to applicable provisions of this Ordinance, the <br />following are conditional uses in the NB District: These uses require a <br />conditional use permit based on the criteria and procedures outlined in Section <br />2, Subd. 2 of this Ordinance. <br />1. Professional, commercial, and legal offices, medical and dental clinics <br />provided that: <br />a. The site and related parking and service entrances are served by a <br />• street of sufficient capacity to accommodate the traffic which will be <br />generated. <br />b. Vehicular entrances to parking or service areas shall create a <br />minimum of conflict with through traffic movement. <br />C. When abutting a residential use, a buffer area with screening and <br />landscaping in compliance with Section 3, Subd. 4.S. of this <br />Ordinance shall be provided. <br />d. All signs and information or visual communication devices shall be <br />in compliance with Appendix C of the City Code. <br />2. Motor fuel stations provided that: <br />a. Regardless of whether the dispensing, sales or offering for sale of <br />motor fuels and/or oil is incidental to the conduct of the use or <br />business, the standards and requirements imposed by this <br />Ordinance for motor fuel stations shall apply. These standards and <br />requirements are, however, in addition to other requirements which <br />are imposed for other uses of the property. <br />7-4 <br />
