City of Lino Lakes - Zoning Ordinance <br />Subd. 5. SC, Shopping Center District. <br />A. Purpose. This zoning classification is reserved for modern retail shopping <br />facilities of integrated design in appropriate locations. Potential shopping center <br />sites should be zoned after there is actual need shown and construction of the <br />center can be expected within two (2) years following such zoning. This will <br />allow potential developments greater freedom in site selection and reduce the <br />possibility of under or over zoning for commercial development. <br />1. There may be more than one site suited for commercial activity, and <br />public safety states that only one may be developed. <br />2. To provide a flexible means to zone land for commercial development at a <br />later date when there is justification. <br />B. District Lot and Yard Requirements. <br />1. Minimum Lot Size. Three (3) acres. <br />2. Minimum Lot Width. 100'. <br />3. Setbacks. (The greater of the following:) <br />a. From Streets. <br />1) Principal Building - Local Street. Fifty (50) feet. <br />2) Principal Building - Collector or Arterial Street. Fifty (50) <br />feet. <br />3) Parking <br />Lot/Driveway. <br />Fifteen (15) feet. <br />b. Front Yard. <br />Fifty (50) feet. <br />C. Rear Yard. <br />1) Principal <br />Building.
