City of Lino Lakes - Zoning Ordinance <br />. Subd. 6. Metes and Bounds Conveyances. Parcels conveyed by a metes and <br />bounds description shall not receive City approval for transfer unless the following <br />conditions or other conditions stipulated in the approval have been complied with, and <br />unless the approval of the City Council has been obtained. <br />A. The applicant shall be required to supply the following information: <br />1. The proposed legal description. <br />2. A sketch of the proposed conveyance, at a scale of not less than <br />one (1) inch to two hundred (200) feet. Said sketch shall also display the <br />following information: <br />a. The names and addresses of the property owners <br />with land abutting or having any portion of a parcel lying within one <br />hundred fifty (150) feet of any portion of the proposed conveyance. <br />b. Areas of tree cover and marsh or other low areas, <br />both within the proposed conveyance. Aerial photographs may be <br />submitted in satisfaction of this requirement, provided that they <br />sufficiently show the above information. <br />• C. The location of any utility easements, roadways, or <br />drainage ditches on or abutting any portion of the proposed <br />conveyance. <br />d. Indication of how the parcel can be resubdivided into <br />urban sized lots. <br />e. Indication as to where proposed buildings will be <br />located so as to allow for the future resubdivision and future <br />streets. <br />f. Indication of areas of suitable soils adequate for <br />homesite, on -site sewage disposal systems, and at least one back <br />up drain field. An approximate contour line encompassing the area <br />of the lot which is at least four (4) feet above the seasonal high <br />water table. <br />3. A brief statement by the owner of the residue of the parcel of <br />record from which the conveyance is sought, describing the expected use <br />of said residue, to the best of said owner's knowledge, for a period of five <br />• (5) years from the date of application. If the owner has no opinion, "no <br />opinion" shall be an acceptable response. <br />2-17 <br />
