PUBLIC HEARING: Bald Eagle Addition Preliminary Plat <br /> <br />Ms. Larsen, City Planner, presented the staff report. <br /> <br />The applicant, Bald Eagle Builders, Inc., has submitted a land use application for a <br />preliminary plat for Bald Eagle Addition. The applicant proposes to subdivide the <br />existing parcel located at 202 Elm Street into two (2) single family lots for the <br />purpose of constructing one (1) new single family home. The lot is 1.06 gross acres <br />(46,132 sf). <br /> <br />Board Comments <br /> <br />Chair Tralle stated the lot line appears to be immediately next to 210 Elm Street and <br />he questioned if the setback was correct. <br /> <br />Ms. Larsen clarified the plans should be adjusted to reflect the garage at 210 Elm <br />Street next to the lot line rather than the house. The garage only requires a 5 ft. <br />setback and therefore, it meets the setback requirement. <br /> <br />Mr. Vojtech asked what the lot size is of 7158 2nd Avenue, the house south of 202 <br />Elm Street. <br /> <br />Mr. Grochala stated the lot size is a quarter of an acre. <br /> <br />Mr. Vojtech asked if the new lot will be a quarter of an acre as well. <br /> <br />Ms. Larsen said the lot will be a little over 13,000 sq. ft. which is slightly larger than <br />a quarter of an acre. <br /> <br />Mr. Evenson questioned if there are any issues with the driveway at 202 Elm Street. <br /> <br />Ms. Larsen explained there are no problems with the current driveway, but she noted <br />a third stall garage was constructed and it is not paved in front of the third stall. <br /> <br />Mr. Evenson inquired if class 5 or some alternative material was used in front of the <br />third stall. <br /> <br />Ms. Larsen said the driveway in front of the third stall consists of patchy grass and <br />some loose gravel. She clarified there are no issues with its current state, but if the <br />garage is ever intended to have vehicles driven in it then the driveway should be <br />paved. <br />
