Planning & Zoning Board <br />January 13, 2021 <br />Page 2 <br />APPROVED MINUTES <br />Ms. Larsen, City Planner, presented the staff report. <br /> <br />Watermark is a 372 acre master planned residential community comprising of 692 <br />single family lots and 172 townhome units totaling 864 housing units. Lennar <br />submitted a Land Use Application for Watermark 4th Addition PUD Final Plan/Final <br />Plat. The plat proposes 91 single family lots, one (1) HOA clubhouse lot, and 5 <br />outlots. <br /> <br />Staff recommended approval of the Watermark 4th Addition PUD Final Plan/Final <br />Plat subject to conditions listed in the staff report. <br /> <br />Board Comments <br /> <br />Mr. Reinert asked how many feet of trail is planned for Watermark 4th Addition. <br /> <br />Ms. Larsen stated 2,900 linear feet of bituminous trail measuring 10 feet in width. <br /> <br />Mr. Reinert estimated the cost of the trail would amount to $40 per foot. <br /> <br />Diane Hankee, City Engineer, affirmed Mr. Reinert’s cost estimation. She explained <br />the cost is better than what is typically quoted since no one is residing there and they <br />are working with an open slate. <br /> <br />Applicant’s Comments <br /> <br />Chair Tralle asked Josh Metzer, Land Entitlement Manager at Lennar, if the project <br />has been progressing smoothly and if he was pleased with its development. <br /> <br />Mr. Metzer said Lennar is pleased the project is moving along as quickly as it is. He <br />explained, with 1st addition, a lot of work was required to get into the ground due to <br />difficult soils and challenging weather. However, construction over the past year has <br />been progressing well and homes have been selling fast. Mr. Metzer shared, as of <br />January 11, 2021, Lennar sold 147 homes in Watermark. He stated, the popularity <br />of the community and public interest in the development has been the leading force <br />behind Lennar’s decision to proceed with the development of Watermark 4th <br />Addition so quickly. <br /> <br />Mr. Reinert asked how many homes did Lennar anticipating selling thus far. <br /> <br />Mr. Metzer explained Lennar estimates two sales per month per product line. With <br />five product lines, Lennar estimates selling 10 homes each month within the <br />Watermark development. He commented, given the total number of homes sold, <br />Lennar is currently ahead of schedule. <br />
