It is also <br />compatible with adjacent residential land uses. <br /> <br />Housing Plan <br /> <br />Goal 1: Ensure housing development is compatible with existing and adjacent land uses and <br />provides accessibility to key community features and natural resources. <br /> <br />Bald Eagle Addition meets the goals of the housing plan. The development is compatible with <br />the existing and adjacent residential homes. <br /> <br />Transportation Plan <br /> <br />Goal 1: Plan for and achieve required street improvements and connectivity throughout the <br />City of Lino Lakes. <br /> <br />Second Avenue is a major collector road and has capacity to accommodate one (1) new single <br />family home. <br /> <br />Sanitary Sewer Plan <br /> <br />Goals of the sanitary sewer plan are to ensure well-planned, quality residential development <br />that conserves and enhances the city’s natural resources and to provide an affordable and safe <br />sanitary sewer system. <br /> <br />An 8” sanitary sewer main exists along both Elm Street and Second Avenue. The existing <br />house is connected to municipal sanitary sewer. The new house will also be connected to <br />municipal sanitary sewer. The system has capacity for one (1) additional single family home. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is safe and <br />of high quality for daily consumption and fire demand. <br /> <br />A 12” watermain exists along Elm Street. The existing house is connected to municipal <br />watermain. <br /> <br />A 6” watermain exists along Second Avenue. The new house will also be connected to <br />municipal watermain. <br /> <br />Planning Districts <br /> <br />The site is located in Planning District 2 and is guided for low density residential development. <br />There are no specific planning recommendations for this site. The site is located within Rice <br />Lake Resource Management Unit (RMU). <br /> <br />
