The following comments were made on the following documents: <br /> <br />• Nadeau Acres 2nd Addition Plat prepared by Carlson McCain received March 22, 2021 <br />• Nadeau Acres 2nd Addition Sanitary Sewer, Water Main, Storm Sewer and Street Construction <br />Plan Set prepared by Carlson McCain dated March 8, 2021 and received March 22, 2021 <br />• Nadeau Acres Grading Plans prepared by Carlson McCain dated March 8, 2021 and received <br />March 22, 2021 <br />• Stormwater Management Plan prepared by Carlson McCain dated December 6, 2019, and <br />revised March 20, 2020. <br /> <br />The following review comments should be responded to in writing by the applicant. <br /> <br />Engineering <br /> <br />• Grading <br /> <br />The Nadeau Acres 2nd Addition development includes final site grading for Heritage Avenue, <br />Norma Way, and William Lane as well as the grading required for building pads. <br /> <br />Comments: <br />1. Comment 1 <br /> <br />• Stormwater Management <br /> <br />Prior to the site grading completed with the first addition, the stormwater on the site flowed to <br />three different locations from the site. The majority of the site drained to an existing private <br />ditch/wetland area to the north of the site. A small portion at the south of the site drained through <br />an existing culvert along Birch St (CSAH 34). The western portion of the site drained to the <br />northwest to an existing private ditch. <br /> <br />The surface water for the development flows through three new ponds. Pond 200 located in the <br />middle of the site will pick up surface water from the south portion of the site and direct it towards <br />Pond 100. Pond 100 will pick up surface water from the northwest portion of the site and <br />discharge to the west to an existing private ditch. Pond 400 will receive the remaining surface <br />water and discharge to the north to an existing ditch.
