No comments at this time <br /> <br />• Transportation <br /> <br />Heritage Avenue and William Lane are proposed to be 32-ft wide from the back of curb to the <br />back of curb. Norma Way is proposed to be 32-ft wide from back of curb to back of curb with a <br />cul-de-sac radius of 46-ft from the center to the back of curb. <br /> <br />Comments: <br />1. No comments at this time <br /> <br />• Wetlands and Mitigation Plan <br /> <br />Wetland impacts were included in the first addition of Nadeau Acres. There are not <br />wetlands on the Nadeau Acres 2nd Addition site. Rice Creek Watershed District (RCWD) <br />CAPROC requires wetland banking credits under the permit issued at the time of the first <br />addition. <br /> <br />• Landscaping <br /> <br />To be reviewed by the Environmental Coordinator. Engineering staff does not have <br />any comments at this time. <br />• Floodplain <br />There are no existing floodplains on Nadeau Acres. <br /> <br />• Drainage and Utility Easements <br />Drainage and utility easements are proposed within the site where there is proposed <br />storm sewer, backyard swales, and stormwater management facilities. There is an <br />existing 66-ft wide powerline easement that runs from northeast to southwest through the <br />middle of the site, and an existing 85-ft wide powerline easement that runs along the <br />western edge of the site. <br /> The applicant is dedicating an 80-ft right-of-way along Birch Street (CSAH 34). <br /> <br />• Development Agreement <br /> <br />A Development Agreement will be required with the Final plat. <br /> <br />• Grading Agreement <br /> <br />A Grading Agreement is not applicable at this time. <br /> <br />• Stormwater Maintenance Agreement <br /> <br />The stormwater maintenance for public facilities will be covered under the City’s Programmatic <br />Stormwater Management Agreement. <br /> <br />• Permits Required <br /> <br />1. NPDES General Construction Permit <br />2. City of Lino Lakes Zoning Permit for Construction <br />3. Minnesota Pollution Control Agency Sanitary Sewer Extension Permit
