2-39 <br />(b) Standards. <br /> <br />1. Open Space. <br /> <br />a. The PUD design will result in greater landscaped pervious area than the base <br />zoning district standard. <br /> <br />b. The PUD design will result in the protection of important natural features <br />(e.g., wetlands, significant trees, water courses, slopes over twelve (12) percent). <br /> <br />c. The PUD design will include extensive landscaping with an emphasis on <br />streetscape, site entrances, and the perimeter of the building. <br /> <br />2. Architectural Guidelines. Commercial and industrial buildings shall comply <br />with design standards of §1007.043 (2)(d) of this Ordinance. <br /> <br />(6) Procedure for Processing a Planned Unit Development. <br /> <br />(a) Stages of PUD. The processing steps for a PUD are intended to provide for an <br />orderly development and progression of the Plan, with the greatest expenditure of developmental <br />funds being made only after the City has had ample opportunity for informed decisions as to the <br />acceptability of the various segments of the whole as the plan affects the public interest. The <br />various steps and applications, outlined in detail in the following sections, are: <br /> <br />1. Application Conference and Neighborhood Meeting. Preliminary discussions. <br /> <br />2. General Concept Plan Application. Consideration of overall concept and plan. <br />The concept plan review is voluntary but strongly recommended. <br /> <br />3. Development Stage Plan Application. One or more detailed Plans as part of the <br />whole final plan. <br /> <br />4. Final Plan Application. The summary of the entire concept and each <br />Development Stage Plan in an integrated complete and final plan. <br /> <br />(b) Application Conference. Prior to filing of an application for PUD, the applicant for <br />the proposed PUD shall arrange for and attend a conference with the Community Development <br />Department. At such conference, the applicant shall be prepared to generally describe the <br />proposal for a PUD. The primary purpose of the conference shall be to provide the applicant <br />with an opportunity to gather information and obtain guidance as to the general suitability of the <br />proposal for the area for which it is proposed and its conformity to the provisions of this <br />Ordinance before incurring substantial expense in the preparation of plans, surveys and other <br />data. <br /> <br />Neighborhood Meeting. The City strongly recommends the property owner/applicant <br />hold a neighborhood meeting for informal comment and feedback prior to submitting a formal <br />concept application. <br />
