HOKANSON DEVELOPMENT' INC. <br /> HOKANSON DEVELOPMENT INC. <br /> HOKANSON DEVELOPMEN-F, INC. <br /> July 29, 1994 <br /> To: Marty Asleson <br /> City of Lino Lakes <br /> From: Kirk Corson <br /> Re: Marshan Lake project <br /> Dear Mr. Asleson: <br /> As you are aware, we submitted the plat for Marshan Lake Townhomes to the City of <br /> Lino Lakes in June. Because you stated that a park board quorum wasn't available, I am <br /> sending you information on it now for the August Park Board Agenda. <br /> The Marshan Lake project is proposing to m4ke a land dedication for the park system in <br /> the amount of 3.8 acres, provide a trail from the park to the lake, and provide a trail <br /> adjacent to the lake that will connect with the Shores of Marshan trail to the north. This <br /> new trail will allow access to Aqua Lane and the regional park area as well. <br /> The proposed park area (not including trails) constitutes 15.8% of the high land area on <br /> the site. This proposed park area together with the adjacent park area (park department <br /> headquarters) will create a sizable park with good visibility, access, and an area with a <br /> vast array of potential uses. The park area being dedicated is open high area on the <br /> flattest portion of the site. It is an ideal site for a park in our estimation. <br /> The trail proposed on the site will extend from the park area to the lake and will be <br /> located next to the lake on non wetland area. The site has already been delineated for <br /> wetlands. <br /> Runoff from the park, roads, and trails will be directed into a storm water detention pond <br /> wherever possible to reduce non point pollution impacts to Marshan Lake. <br /> Overall, the development of this parcel will allow access to Marshan Lake for many <br /> residents, allow access to an excellent play area, and provide a scenic path for trails.
