� Wetlands. The subject site contains a total of eight individual <br /> wetlands which overlay approximately 66 acres of land. The <br /> applicant is proposing to fill approximately .56 acres of wetland <br /> to accommodate development. As a condition of preliminary plat <br /> approval, the following wetland related conditions will be imposed: <br /> 1. All wetlands must be delineated by a qualified person <br /> recognized by the DNR, Army Corps of Engineers, etc. <br /> 2 . Recommendations of the Army Corps of Engineers, Rice Creek <br /> Watershed District, and City Engineer relating to wetlands are <br /> satisfactorily met. <br /> Phasing Plan. If the subject development is to occur in phases, a <br /> specific phasing plan must be submitted. The phasing plan shall be <br /> subject to City approval. <br /> CONCLUSION <br /> With a number of studies pertinent to this subdivision being <br /> outstanding, we do not believe sufficient information is available <br /> to properly evaluate this development proposal . We understand that <br /> the various engineers' reports will likely be concluded prior to <br /> the November Planning Commission meeting.
