6. The proposed development shall be served with an adequate and safe sanitary sewer <br /> system. <br /> The principal building, Glamos Wire, Inc. has an adequate sanitary sewer system. <br /> The open and outdoor storage area does not impact the sanitary sewer system. <br /> 7. The proposed development shall not result in the premature expenditures of City <br /> funds on capital improvements necessary to accommodate the proposed development. <br /> No City funds are being expended on this project. <br /> 8. The proposed development will not involve uses, activities, processes, materials, <br /> equipment and conditions of operation that will be detrimental to any persons, <br /> property, or the general welfare because of excessive production of traffic, noise, <br /> smoke, fumes, glare, or odors. <br /> The outdoor storage of materials that cause excessive traffic, noise, smoke,fumes, <br /> glare or odors is not allowed. <br /> 9. The proposed development will not result in the destruction, loss, or damage of a <br /> natural, scenic or historic feature of major importance. <br /> There are no natural, scenic or historic features on the existing site. <br /> Planning& Zoning Board Input <br /> Staff requests input from the Planning & Zoning Board on the following items: <br /> 1. Should an alternative, row of arborvitae landscape screening in lieu of an 8 ft. tall <br /> fence be allowed along the south boundary of the outdoor storage area? <br /> 2. Should the 50% shrub requirement along the fence be waived? <br /> RECOMMENDATION <br /> Staff offers the following conditions for the Planning & Zoning Board's consideration: <br /> 1. The outdoor storage of any semi-trailers, vehicles, equipment, materials etc. shall be <br /> accessory to the principal use. No off-site user storage shall be allowed. <br /> 2. The fence and/or outdoor storage items shall not impede or impair the function of the <br /> drainage, stormwater management system or bioretention basins. <br /> 3. The only items and equipment allowed in the open and outdoor storage area are as <br /> follows: <br /> a. Semi-trailers,utility trailers and company vehicles <br /> b. Wire stems <br /> c. Steel scrap bin <br /> d. Bales of cardboard <br /> 8 <br />
