The planning and zoniM reports are <br /> also attached for your information and will be reviewed at the Park <br /> Board Meeting. <br /> Since we +dial not have a Park Boars .Meeting in July ,be. a ; <br /> holiday, the plat was reviewed by, the Planning and Zoning'` Board <br /> with a Park Board. Review c ntin9en . <br /> summarizing this development Pine Ridge :III is a 19 lot single <br /> family subdivision consisting of 10 acres of land, zoned R=1X, with <br /> a density of 19 units per acre. A trail is indicated for the <br /> entire length of the north side of the proposed Flat. This length <br /> would connect with the trail link into Pine Ridge II addition to <br /> the East and Ware Road to the West. Since the original Pine Ridge <br /> I plat was before thecomplation of our Comprehensive <br /> Plan, trail length segment # 27 in the Comprehensive Flan can <br /> adequately be accomplished through this new proposed link to Ware <br /> Road. This trail length to Ware road than ages with future trail <br /> length # 26 and Ware Read 3aAsp ~tatf On Trail # 29 to the south. <br /> This trail is depicted on the West side of Ware Road where it <br /> intersects the 'b2nd street trail connection to hwy.49. Please <br /> recall the Foss Trace addition north of 62 nd street has a portion <br /> of trail segment` 129 on the West side of Ware Road. <br /> In the fall of 1995, a Metropolitan Waste Control Commission sewer <br /> intercept will be placed on the East side of Ware Road fronting the <br /> Pine Ridge III development.` Tutus it makes sense to locate the <br /> trail in this disturbance area at that time.
