Zoning Status:Rural <br /> Parcel Size: Approximately 78 acres MUSA Line Status:Outside Current Metropolitan Urban Services Area <br /> Evaluation Criteria Evaluation Statements <br /> Location The site is bounded on the west by Centerville Road and on the north by Birch Street.It lies <br /> "is the site centrally located with respect to furthest to the east of the sites being considered.It is also the furthest from the population <br /> user populations and other park system center(in the south half of the city). <br /> components?" <br /> Site Size, Shape,and Orientation The site is approximately 78 acres in size,of which about 10.5 acres are classified as <br /> "Are these conducive to the type of facilities wetlands.Another two acres fall within a public utility easement.Although the site is linear,its <br /> programmed for this site?" shape,size,and orientation are suitable for this type of use. The remainder of the site is either used for <br /> agriculture or lying fallow. <br /> Vehicle Access Vehicular access is very good. Birch Street provides access on the north side of the site. <br /> "Is the site accessible from arterial or Centerville Road provides access on the west side.Since both of these roads parallel the full <br /> collector streets?" length and width of the site, providing entrance drives and parking lots to service the facilities. <br /> should not pose any major site design constraints. <br /> Trail Access Although not extensive,site access via trails is available.The transportation trail currently being <br /> "Is the site accessible from the community developed along Birch Street could be extended to this site.
