premises shall be used only for park purposes. Lino Lakes shall <br /> not have the right to use the premises for any other purposes <br /> without the express written approval of the Circle Pines. <br /> 7. IMPROVEMENTS. Lino Lakes agrees that it will <br /> construct park improvements according to the plans and specifi- <br /> cations attached hereto and made a part hereof as Exhibit B. <br /> All improvements and construction on the demised premises shall <br /> be at the direction and expense of the Lino Lakes. Any addi- <br /> tional permanent improvements to the premises shall not be <br /> constructed without review and written approval by Circle Pines. <br /> 8. MAINTENANCE. Lino Lakes agrees to keep the <br /> premises continually in a neat, clean and respectable condition. <br /> Lino Lakes shall regularly remove all trash and garbage. Lino <br /> Lakes shall repair any damage to any park equipment, building or <br /> other improvements upon the premises caused by use by the <br /> public. <br /> 9. INDEMNITY. Circle Pines (including its partners, <br /> employees, agents and representatives) shall not be liable to <br /> Lino Lakes, or those claiming through or under Lino Lakes, for <br /> any injury, death or property damage occurring in, on or about <br /> the premises, and the Lino Lakes shall indemnify Circle Pines <br /> and hold it harmless from any claim or damage arising out of any <br /> injury, death or property occurring in, on or about the demised <br /> premises and Lino Lakes shall indemnify Circle Pines and hold it <br /> harmless from any claim or damage arising out of any injury, <br /> -3- <br />
