lease by reason of Lino Lakes's default as hereinabove provided, <br /> or if Lino Lakes shall abandon or vacate the demised premises <br /> before the expiration or termination of the term of this lease, <br /> Circle Pines may accelerate Lino Lakes ' s entire rental <br /> obligation hereunder, including rent, and upon notice thereof <br /> the entire rent and taxes due for the balance of the term hereof <br /> shall immediately become due and payable. The demised premises <br /> may be relet by Circle Pines for such rent and upon such terms <br /> as are not unreasonable under the circumstances and Lino Lakes <br /> shall be liable for all damages sustained by Circle Pines, <br /> including, without limitation, deficiency in rent, reasonable <br /> attorneys' fees, and expenses of placing the demised premises in <br /> first class rentable condition and expenses of renting same <br /> including, but not limited to, the payment of brokerage fees, <br /> Lino Lakes allowances or any other Lino Lakes inducement. The <br /> provisions contained in this paragraph shall be in addition to <br /> and shall not prevent the enforcement of any claim Circle Pines <br /> may have against Lino Lakes for anticipatory breach of the <br /> unexpired term of this lease. Any and all attorneys' fees and <br /> costs of collection incurred by Circle Pines in the enforcement <br /> of the terms or provisions of this lease shall be payable by <br /> Lino Lakes in the event of any default, and the amount of such <br /> costs shall be deemed additional rental and shall, upon notice <br /> by Circle Pines given at any time prior to and including the <br /> service of notice of any legal action, be immediately due <br /> -5- <br />
