This is based <br /> on 27 lots and a rate of $400. 00 per lot. <br /> We do not feel that a land dedication is warranted based on our <br /> plat size (approx. 13 . 6 acres) and our proximity to Sunrise <br /> Park, which is one half mile to the south. <br /> We propose that a walkway system be provided within and adjacent <br /> to the north right-of-way of Elm Street. This will allow the <br /> residents to reach Sunrise Park by traveling down one of the <br /> three short cul-de-sacs to the trail on Elm Street, then to the <br /> Sunny Gate Trail on our east plat line. They can then take this <br /> south to Sunrise Park. Due to the short length of the <br /> cul-de-sacs and the proximity to the freeway.
