0 <br /> Cottage Grove asks for $450. 00 per unit as their park <br /> dedication or 10% of land. <br /> Ramsey <br /> I visited with Mark Banwart, Community Development Director <br /> at the City of Ramsey. The park dedication ordinance is <br /> attached. <br /> The City of Ramsey asks for 10% of the land for park <br /> dedication. Cash contributions are $350.00 per dwelling unit <br /> if the density is one unit within 3.3 acres. All other <br /> dwelling units would be asked for $500.00 per unit. <br /> According to Mark Banwart, Parks Director at Ramsey, Trail <br /> corridors are also considered park dedication. A developer <br /> may dedicate a strip of land that remains untouched with the <br /> exception of a bituminous surface trail running through the <br /> middle of it. Often times benches will be scattered along <br /> the trail. <br /> Eagan <br /> The park dedication policy for Eagan is attached. Eagan <br /> bases land dedication according to the units per acre. <br /> The City of Lino Lakes creates four lots per acre, and <br /> according to Eagan's formula 12% of land could be dedicated <br /> as park land. <br /> A new cash dedication policy effective January 1, 1990 has <br /> been established. For a single family home with the average <br /> market value of $16,000 per acre, the cash equivalent per <br /> residential unit would be $685.00. This fee was determined <br /> by the average market value of undeveloped residential <br /> property by zoning classification, served by city utilities. <br /> Then they divided that amount by the number of units per acre <br /> which shall provide the equivalency of twelve acres per <br /> thousand population. Please see attached policy. <br /> The majority of the cities do accept 10% of the land and 10% <br /> of the average value of undeveloped, sewer available land. <br /> I visited with Jeff Nienaber, Anoka County Assessor on this <br /> subject. He informed me that the average cost of an <br /> undeveloped acre of land within the MUSA boundary would be <br /> $10, 000. <br /> I also asked him what developer's are asking for their lots, <br /> once the land has been graded. He informed me that they are <br /> as low as $21,000 and as high as $35,000. A lot that is not <br /> within the MUSA boundary would be between $16, 000 up to <br /> Page 5 <br />
