170. 068 SCENIC EASEMENTS <br /> In appropriate plats, as determined by agreement between the <br /> City Council and the subdivider, the subdivider may dedicate <br /> to the public a scenic easement in combination with the <br /> requirements of Sections 170. 062 and 170. 063 above or, if the <br /> subdivider and City Council agree, the scenic easement <br /> dedication may be in lieu of up to 25% of the requirements in <br /> Sections 170. 062 and 170. 063 above. <br /> 170. 069 REQUIRED IMPROVEMENTS <br /> Subdividers shall be responsible for making certain <br /> improvements to the parkland they dedicate within their <br /> development for park, playground and public open space <br /> purposes as follows: <br /> A. Provide finish grading and turf establishment for all <br /> park, playground, trail and public open spaces and <br /> provide-. landscape screening in accordance with City <br /> Policy. <br /> B. Complete, construct and pave trails which are identified <br /> in the City' s Trail Corridor Plan in accordance with City <br /> Standards concurrently with the roads in their <br /> developments (i.e. , grading with site grading and paving <br /> with street or parking lot paving) . Park dedication <br /> credit will be given for right-of-way connecting these <br /> trails to existing or proposed trails identified in the <br /> City' s Trail Corridor Plan as well as for construction <br /> of the trail(s) and associated improvements. <br /> C. Complete, construct, and pave walkways which may be <br /> required as a trail link connector in accordance with <br /> City Standards. Such walkways may be within or abutting <br /> residential street right-of-ways. No park dedication <br /> credit will be given for these connecting links or <br /> construction thereof. <br /> D. Establish park boundary corners for the purpose of <br /> erecting park limit signs. The developer shall cont-act- <br /> the appropriate Parks and Recreation Department personnel <br /> for the purpose of identifying park property corners. <br /> E. Provide sufficient public road access of no less than 300 <br /> feet for neighborhood parks, and additional frontage for <br /> community parks. <br /> F. Where improvements are to be made, the subdivider shall <br /> submit a site, grading and landscape plan prepared by a <br /> registered engineer or landscape architect to the City <br /> for approval during the preliminary plat process. <br /> 5 <br />
