PUD REQUIREMENTS FOR <br /> RICE LAKE ESTATES <br /> n 1. Lots as previously platted shall be used for single family <br /> dwellings only. <br /> 2. Dwelling sizes shall meet the City's R-1X standards. The <br /> quality of homes to be built shall be of like or similar <br /> quality to existing homes in the development. <br /> 3. Each dwelling shall have an attached two car garage with a <br /> minimum area of 528 square feet. <br /> 4. All roof lines shall have a minimum 6:12 pitch. <br /> 5. All driveways shall be paved with either a bituminous or con- <br /> crete surface. <br /> 6. All front and size yards shall be sodded. Each lot shall in- <br /> clude one 1 1/2 inch shade tree. <br /> 7. All lots cleared of vegetation shall be seeded. All stumps, <br /> refuse, and garbage shall be removed from vacant property. <br /> 8. Manufactured housing meeting R-7 standards shall be permitted <br /> provided it meets the requirements outlined here. <br /> 9. All of Lot 2, Block 1 (City well location) shall be deeded to <br /> the City. <br /> 10. Outlot A shall pay area and connection charges at time a <br /> building permit is issued. <br /> 11. No building permits shall be issued until such time as all out- <br /> standing taxes and assessments are paid in full . <br /> 12. Lot 1 and Lot 2 of Block 2 shall be granted to the city for park <br /> purposes. Payment of $40,000 shall be made to the city for park <br /> development on Lots 1 and'2 and adjacent property. <br /> 13. All remaining lots in Blocks 1 and 2 shall require a Geotechnical <br /> Engineer's design for footings. <br /> 14. Owner shall submit $2,500.00 escrow for Administration, Engineering, <br /> and Planning associated with the rezoning. Unused funds shall be <br /> returned to the owner. <br /> 15. - The developer will provide the City with a letter from the Rice <br /> Creek Watershed District stating that all conditions of the RCWD <br /> permit have been completed satisfactorily. <br />
