The attached graphic illustrates the space requirements associated with <br /> the facilities programmed for this park as defined in.the Comprehensive Park Plan and <br /> Development Guide (copy attached). <br /> As the graphic illustrates, 10 acres should be considered the minimum land area necessary <br /> to ensure that all program elements will physically fit on the site as well as allow sufficient <br /> space for other functional park elements, such as reserve and ornamentation. <br /> Although the configuration of the site is somewhat linear, it should still function reasonably <br /> well for neighborhood park uses. This is especially true given the sites optimal location with <br /> respect to the linear trail system. <br /> Although the graphic should be fairly straight forward, there are a number of critical <br /> concerns that I feel you should consider during your own analysis of the park's space needs: <br /> • the land acquired (through park dedication or direct purchase) should be high <br /> ground. Wetland or marginal lowland land should be avoided because it is typically <br /> no more suitable for park development than it is for residential housing. A good <br /> case in point is the nearby Shenandoah Park, where a fair portion of the park <br /> consists of poor soils which are unsuitable for park development. If you recall, one <br /> of the goals of the community is for quality parks. Naturally, the quality of the land <br /> is at the forefront of achieving this objective. <br /> • it should be noted that the park's configuration is based on my best interpretation <br /> of the base mapping provided by the city and my understanding as to the extent of <br /> the adjacent wetland. Naturally, the exact park boundaries will need to be confirmed <br /> by field research and review of more complete base mapping.
