AGEhDf. tT Z_1%1 <br /> MEMORANDUM <br /> TO: All Park Board Members <br /> FROM: ' Marty Asleson <br /> DATE: May 28, 1992 <br /> SUBJECT: The Cottage Homesteads of Willow Ponds <br /> Please refer to the enclosed maps showing the location of the <br /> Cottages. Representatives of the development will be at the Park <br /> Board meeting. This development consists of 8 - 12 units per acre. <br /> They will be one story with single attached garages. There will be <br /> four units per building. There will be no children allowed. This is <br /> a retirement housing theme. The residents will be in the 50's age <br /> group, and 80% will have their own transportation. There are plans <br /> to coordinate a transportation service to this area. There shall be <br /> a community center for the residents to use for recreation and a <br /> meeting/congregation place. There shall be a walk-way installed <br /> along the north side of Birch Street. This trail conforms to our <br /> proposed transportation trail set forth in the comprehensive Plan. <br /> The designated park for this area is A-2 , Sunrise Park. Staff <br /> raised the question about visiting grandchildren and if a mini-park <br /> of some sort would be needed, that this would be their <br /> responsibility to provide for this by themselves. Otherwise they <br /> are connected to Sunrise Park by trail. The raw land value is as <br /> follows: <br /> Parcel 0003 - 2 . 5 acres $78000. <br /> Parcel 0004 - 8 . 45 acres 32900. <br /> Parcel 0005 5. 5 acres 20600. <br /> TOTAL 16 . 45 acres $131500. <br /> Using our dedicated funds formula, the park dedication would be: <br /> $7994/acre x 16.45 acres x . 16 = <br /> 90 lots <br /> $233 . 78/unit or $21, 040.21 per development <br />
