ENVIRONMENTAL BOARD <br />AGENDA ITEM 6A <br />STAFF ORIGINATOR: Andy Nelson, Environmental Coordinator <br />MEETING DATE: June 3W', 2021 <br />REQUEST: Huntson Addition Concept Plan Review <br />APPLICANT: Mike and Jennifer Ruhland <br />6149 Ware Road <br />Lino Lakes, MN 55014 <br />BACKGROUND <br />The applicants, Mike and Jennifer Ruhland, have submitted a land use application for <br />Concept Plan review. The proposed development is a subdivision of their 4 acre property <br />located at 6149 Ware Road. They are proposing to subdivide the back portion of their lot <br />into approximately 1.5 acres for the purpose of constructing one 6 unit townhome <br />building and one two-family dwelling. <br />This staff report is based on the following submittals: <br />• Aerial Map prepared by EG Rud & Sons, Inc. dated June 14, 2021 <br />• Concept Plan prepared by EG Rud & Sons, Inc. dated June 14, 2021 <br />General Site Characteristics <br />The site is currently composed of one 4 acre parcel zoned Rural. There is a single family <br />home on the site, wooded area, wetlands, a small pond, and mowed areas near the home. <br />The site is bounded by the Ravens Hollow subdivision to the north, and rural properties <br />to the west, south, and east. <br />Per the 2040 Comprehensive Plan, the west 1.5 acres is guided for Medium Density <br />Residential and the east 2.5 acres is guided Low Density Residential. Medium density <br />requires 4.0-6.0 units per acre and low density requires 1.6-3.0 units per acre. Density <br />calculations for the purpose of meeting Met Council requirements are based on net acres. <br />The proposed development and the existing house will be consistent with the density <br />range. <br />
