Rice Creek Watershed District, which is the local government unit responsible for <br />administration of the Wetland Conservation Act. <br />The larger wetland (27,234 sq. ft.) that extends across the proposed townhome site and <br />the existing single family home property to the east is part of a larger wetland complex <br />that is in the wetland management corridor and the city greenway system. There do not <br />appear to be any proposed impacts to this wetland associated with the project. <br />Alternative Urban Areawide Review (AUAR) Considerations <br />The project area does not fall within the AUAR boundary. <br />Tree Preservation Plan <br />A detailed tree inventory and preservation plan will have to be submitted. <br />Landscape Plan <br />A detailed landscape plan will need to be submitted. A buffer and/or screen will be <br />required between the Huntson Addition and the property to the east, which is a less <br />intense residential land use. <br />RECOMMENDATIONS <br />Staff recommends that the Huntson Addition Concept Plan review be forwarded on to the <br />Planning and Zoning Board and City Council with the following comments: <br />1. A buffer and/or screen will be required between the Huntson Addition and the <br />single family lot to the east. <br />2. A survey for rare, unique, and significant resources should be performed due to <br />the proposed wetland impacts. <br />ATTACHMENTS <br />1. Aerial Map <br />2. Concept Plan <br />3 <br />
