This is a very important piece of land for <br /> trail reasons and for meeting the acreage needs of our <br /> comprehensive plan. The entry section of the park off of West <br /> Shadow Lake Drive should have a buffer strip of at least 15 feet . <br /> Parking has been discussed in the past . This neighborhood park <br /> was designed as basically a walk to park for area residents . <br /> From the early stages of growth in this area it was decided that <br /> any parking considerations should be given to the West Shadow <br /> Lake Drive side. West Shadow Lake Drive is a very wide state aid <br /> road that should facilitate on-street parking very well for this <br /> park would this become an issue. Marty asked Ted Mattke, to <br /> discuss the matter of road design with Dave Ahrens, City <br /> Engineer, and the ability to provide some limited pull-in driving <br /> along the street right-of-way to satisfy the needs of handicap <br /> and occasional day care access. He has also discussed this <br /> matter with our planner, Mary Kay Wyland. <br /> Although we are not discussing the development of the Junas <br /> property at this time it is important to have some understanding <br /> on this matter since we are now discussing the width of the <br /> access point along West Shadow Lake Drive. Original recall that <br /> we had a small parking lot in the sketch plan in back of the <br /> houses on Fox Road. It would not be appropriate to place a <br /> parking lot in this area unless we had about two lot widths along <br /> West Shadow Lake Drive, and again the intention of this park is <br /> basically a walk/bike/blade etc. to the park. <br /> Marty did suggest that as part of the requirements for the <br /> development agreement that new property owners buying houses <br /> along the new section of West Shadow Lake Drive be given notice <br /> of the road design and the possible future parking that may occur <br /> from time to time, and a plan of the neighborhood park for <br /> intended use. <br /> Marty also requested a deed for the land dedication, and a copy <br /> of the purchase agreement to verify the purchase value of the <br /> parcels concerned should a cash dedication become a part of the <br /> agreement . <br /> Depending on the engineering figures that will come in Marty <br /> believes this to be an important land acquisition need from both <br /> the park and trail perspectives. He has studied this area with <br /> Jeff Schoenbauer, our planner, and Jeff agrees with this . <br /> 2 <br />
