r-
Another benefit to the cove ,
s ,
design is that the linear ,
footage of public street is
much less than conventional
single family lots. Combined
with the townhome area that
is maintained as private ' `¢ :µ
driveways, the total
maintenance responsibility for
Lino Lakes will be less than
other single family housing
pleasing the public works
department and tax payers.
There are no bothersome single family cul-de-sac's, however, many homes
will be on streets with a private feel that cul-de-sac living obtains.
The "coved" design actually exceeds all of Lino Lakes minimums, except in
lot width where we are asking for a minimum of 70 feet at the building
setback or rear building pad. Keep in mind that few lots have parallel lines,
so the average width from home sides will be greater than a 70 foot wide
rectangular lot... average width at the center of the home is noted on the plat
on each lot. The average front yard is 30 percent greater than the
conventional 80 foot wide Lino Lakes platted minimums yet most lots are
greater than the 80 foot minimum at the average width. It is the setback
from the road, not lot width that gives a lot a "big" feel. This will surely be
the most exciting development to drive through in Lino Lakes.
