This leaves a total of 26.84 acres <br /> of buildable land, to which park dedication requirements apply. <br /> Lino Lakes Ordinance 5-91 stipulates that the park dedication <br /> formula is based upon density. With 49 lots proposed and the <br /> 26.84 acres of buildable land, the proposed density is 1.83 <br /> units/acre. According to Ordinance 5-91, a 10% land dedication <br /> is required for densities of 0-3 units per acre, so the land <br /> dedication requirement for Millers South Glen is 2.68 acres. <br /> The proposed land dedication contains a total of 3.94 acres of <br /> upland, which will apply to the MSG project and to the future <br /> project south of West Shadow Lake Road. After subtracting the <br /> area required for the MSG project, there are 1.26 acres to apply <br /> to the park dedication requirements of the future project. <br /> Applying the 10% land dedication requirement, this additional <br /> area will fulfill the park dedication requirements for up to 12.6 <br /> acres in the future project. <br /> If the future project involves more than 12.6 acres of upland, <br /> the additional park dedication requirement will be met with <br /> cash. It should be noted, however, that we presently estimate <br /> the future project to consist of about 10 acres of upland. <br /> Consequently, we anticipate that the land dedication proposed <br /> here will completely fulfill the park dedication requirements for <br /> both the Millers South Glen project and the future project. <br /> Sincerely, <br /> Tedd W.
