AGENDA ITEM <br /> STAFF ORIGINATOR: Marty Asleson <br /> DATE: May 29, 1996 <br /> TOPIC: Miller's South Glen Park Dedication <br /> BACKGROUND: Please the attached plat from Mr. Rick Carlson <br /> concerning his proposed park and trail dedication for the <br /> developments of Millers South Glen and the development that Rick <br /> intends to process in the future to the south of the existing <br /> south West Shadow Lake Drive. Rick is proposing to fulfill his <br /> entire park dedication for these developments by donating land, <br /> adding on to the existing acreage of the N-10 neighborhood park. <br /> Although Mr. Carlson is proposing the park dedication in the <br /> future West Shadow Lake Drive development, the trail dedication <br /> would be considered only for the Millers South Glen Development <br /> at this time. Please refer to the plat and our comprehensive <br /> plan to see the connections that will be accomplished with the <br /> present and future trail dedications. Thus it should be clear <br /> that the trail needs in the West Shadow Lake Drive area (the <br /> Junes property) will be considered when that development comes <br /> in. I have included a generic proposal letter from Mr. Carlson's <br /> engineer Ted Mattke. <br /> The total buildable land calculations I do not have at this <br /> writing. The wetlands are being delineated as today and the <br /> engineering figures will be tabulated friday. Rick Carlson will <br /> come to the meeting with these figures and his letter of <br /> dedication proposal based on these figures. The figure should <br /> correlate buildable upland for the two development areas in <br /> relationship to our 10% upland requirement. <br /> In reference to the N-10 park land needs in our comprehensive <br /> plan there is about a 10 acre need in this neighborhood park with <br /> about 5 acres presently existing. Mr. Carlson is proposing about <br /> a 3.5 acre land dedication be added on to the existing park to <br /> the south and east. I have proposed the mitigation of the . 21 <br /> acre area to the park connection on the north or to the south in <br /> order to avoid the need for boardwalk if needed. The park would <br /> connect out to West shadow Lake Drive and down to 62nd street as <br /> connection points. This is a very important piece of land for <br /> trail reasons. Again, please refer to the Comprehensive Park and <br /> Trail Plan. The entry section of the park off of West Shadow <br /> Lake Drive should have a buffer strip of at least 15 feet and a <br />
