BUR SVILLE fa006 <br /> may not be cancelled unless the Landlord is notified in writing ten (10) days prior to any such <br /> proposed cancellation. <br /> 12. UTE TMS. Tenant shall be responsible for the payment of all utility costs <br /> including water, gas, and electric. <br /> 13. CLEAN-UP AT END OF TERM. At the end of the term, the Tenant shall <br /> return the property to the Landlord in the same condition as it was in at the beginning of the <br /> term. <br /> 14. COMPLIANCE WITH LAWS AND POLICIES. Tenant shall not use or <br /> occupy the Property in any manner which would cause any violation of any laws and ordinances <br /> affectuig the Property, and shall comply with all laws and ordinances affecting the Property <br /> insofar as compliance becomes necessary by virtue of any act or neglect by Tenant in its use and <br /> occupancy of the Property. Tenant shall also comply with all City of Burnsville policies, <br /> including Youth Athletic Association Policy 3.075. Smoking shall be prohibited on the property. <br /> 15. MAINTENANCE. Tenant shall put, keep, and maintain all portions of the <br /> Property and Tenant's property, and all streets, alleys, sidewalks, curbs, passageways, and <br /> spaces adjacent thereto in a clean and orderly condition, free of dirt, rubbish, and unlawful <br /> obstructions. <br /> 16. DEFAULT. If Tenant shall default in its performance of or compliance with any <br /> of the terms, covenants and agreements under this Lease and such default shall continue for a <br /> period of thirty (30) days after written notice of such default from Landlord (unless, in the case <br /> of any default which cannot with due diligence be remedied within such thirty (30) day period, <br /> a course of action to remedy the same shall be commenced by Tenant within such period and <br /> shall thereafter be prosecuted with diligence and continuity), or if Tenant shall be adjudicated <br /> 34397.03 <br /> RNK:r11/01/96 5 <br />
