The City Council agrees to waive the 50% shrub cover along south, west and east lot <br />lines due existing trees and landscaping. These existing trees and landscaping shall not <br />be removed or they shall be replaced. <br />3. The entire storage area is fenced and secured in an appropriate manner. <br />The entire storage area is fenced and secured with an 8ft tall opaque white vinyl privacy <br />fence and the existing building. A 16 ft wide gate is proposed along the west side of the <br />outdoor storage area. <br />4. The storage area is blacktopped or concrete surfaced, unless an <br />alternative wear -resistant material is determined by the City Engineer to be suitable to <br />control dust and drainage and is specifically approved by the City Council. <br />The outdoor storage area is located on the existing bituminous blacktopped parking lot. <br />No outdoor storage shall occur on the grass or landscape area located between the <br />building and the parking lot. <br />5. The storage area does not take up parking space or loading space as <br />required for conformity to this Ordinance and is not located in the front yard. <br />Per the submitted Site Plan, the required number of parking stalls based on building <br />occupancy is 156 spaces. The total number of parking stalls on site is 360. The outdoor <br />storage area proposes to eliminate 167 parking stalls. This will leave 193 parking stalls <br />Mich exceeds the required 156. This requirement is met. <br />6. The property shall not abut I-35W or I-35E. <br />The property does not abut I-35W or I-35E. <br />7. The ratio of storage area to building footprint shall not exceed 2.5:1. <br />2.5 x 137, 824sf building footprint = 344, 560 sf storage area allowed. <br />The proposed outdoor storage area as shown on the Site Plan is approximately 71, 200 sf. <br />This requirement is met. <br />8. All parking, loading and truck staging activities shall occur on site. On - <br />street parking and loading associated with the use is prohibited. <br />No on -street parking is proposed. <br />9. Storage shall not include material considered hazardous under Federal or <br />State Environmental Law. <br />No additional comment. <br />5 <br />
