1 <br /> Lino Lakes Parks and Recreation Department <br /> *IKt <br /> 7204 Lake Drive <br /> C I TYp Lino Lakes, MN 55014 <br /> (651) 780-1885 Fax (651) 784-7227 <br /> LLN( <br /> July 27, 1998 <br /> TO: Park Board Members <br /> FROM: Rick DeGardner, Parks and Recreation Director <br /> SUBJECT: Review Clearwater Creek 3rd Addition—Preliminary Plat <br /> Mike Quigley from Gor-em, LLC will be present to review the Clearwater Creek 3rd Addition. <br /> This is a 31.87 acre development located directly south of the Clearwater Creek 1"and 2nd <br /> �-� Additions. <br /> The Comprehensive Park Plan indicates the need for a 10 acre neighborhood park in this area <br /> (park name N-15, Page 6-66). <br /> In reviewing the Clearwater Creek Development Phase I and II in November of 1994 the Park <br /> Board made a motion"to accept park land as noted in Phase I and II. Should the land to the <br /> north not be developed, the developer will give written assurance of a 10 acre site in the area <br /> shown as Phase V" (this is the current phase III that we are discussing). <br /> The park land which was dedicated in Phase I and II is not suitable for park development. It is <br /> my recommendation to require an 8 acre developable park area to serve the present and future <br /> residents of the Clearwater Creek developments. Since there will not be any further <br /> development to the north, as originally planned, this area will not build out to 450 homes. An 8 <br /> acre park could still serve the recreational and leisure needs of this area, without creating an <br /> undue hardship to the developer. <br /> There is an existing trail located on the western edge of the existing Clearwater Creek <br /> Development, west of Tele Lane.
