Planning&Zoning Board <br /> June 10, 1998 <br /> Page 16 <br /> F. James Brandt, 7057 Rice Lake Court,Variance <br /> Ms. Wyland stated that Mr. James Brandl, 7057 Rice Lake Court, is requesting a variance <br /> to allow the construction of a 32 x 28 detached garage 19' from the property line. The <br /> Zoning Ordinance requires a setback of 30',therefore,the variance requested is for 11'. <br /> Mr. Brandl's property is located on the corner of Rice Lake Lane and Rice Lake Court. <br /> The proposed garage will face Rice Lake Court. Mr. Brandl has recently removed two <br /> structures from his property, a 24 x 24 car port and a 12 x 20 barn that was located in the <br /> same position as the proposed garage. The total square footage proposed will be within <br /> the requirements of the Ordinance as will the number of accessory buildings allowed. <br /> Mr. Johnson stated that this is a very large lot. He asked if the lot could be subdivided. <br /> Ms. Wyland indicated the lot cannot be subdivided because of the wetland south of the <br /> home. <br /> Chair Schaps stated that there was a similar situation a couple years ago where a building <br /> was constructed too close to the property line. Ms. Wyland indicated that the Council <br /> determined'ihere were unique circumstances and granted that variance. <br /> Mr. Trehus asked if the similar situation involved a shed. Ms. Wyland stated that it was <br /> an accessory building and the setbacks requirements are the same. <br /> Mr. Trehus asked if a building this size is permitted in an R-1 zoning. Ms. Wyland <br /> indicated one detached building this size is permitted. <br /> Mr. Trehus asked if the wetland was counted in the lot square footage. Ms. Wyland <br /> stated that the wetland was not factored in. <br /> Chair Schaps stated that in this case two buildings have already been removed. In the <br /> past similar situation,buildings had not been removed. <br /> Mr. Dunn made a MOTION to approve variance as requested, and was supported by Mr. <br /> Johnson. Motion carried 6-0. <br /> VI. DISCUSSION ITEMS <br /> Mr. Dunn asked Ms. Wyland for a informational sheet regarding the City's position <br /> regarding zoning request and site plans. Ms. Wyland indicated she would provide the <br /> Board with that information. <br /> Mr. Trehus announced that there is a Focus Group Meeting on June 11, 1998, 6:30 p.m. <br /> at City Hall. He invited those present to attend. Mr. Trehus also noted that in the future <br /> the size of the maps in the packets will be 11 x 17. <br />
