BOARD OF REVIEW APRIL 19, 1999 <br /> 35W/Lake Drive intersection. They noted that the value increased from approximately <br /> $402,000 to approximately $4,020,000. They felt the increase was unreasonable since the <br /> land is vacant. <br /> Mr. Munneke explained that his appraisal was based on a purchase agreement he had <br /> received. Although he felt that the purchase agreement was unreasonable, it was a viable <br /> document. Mr. Rehbein explained that the sale of the property did not happen. He also <br /> noted that the purchase agreement included improvements to the property not just raw <br /> land. <br /> Mr. Munneke noted that Mr. Rehbein's attorney did bring additional information on the <br /> property to his office this morning. He will be reviewing his appraisal,however, he noted <br /> that the original valuation of$402,000 was too low. There will be some increase in value. <br /> Mr. Rehbein felt that the City needed to be realistic. He noted that he__cofil w the land <br /> and raise a crop such a rye or oats. Mr. Smith explained that the p, pof wou then be <br /> valued as agriculture. However, he must also take into consid -1101the clkht the <br /> property is zoned for commercial use.
