The purpose of the amendment is to incorporate the revised wetland delineation <br /> north of County Ditch 10 and east of Mustang Lane and at the same time modify the trail <br /> and open space plan to preserve some of the ecological resources within the project. <br /> �.� We have been working with the City Staff to determine the best way to provide additional <br /> trails and 'greenways' within the project. The preliminary plat amendment adds two trails to <br /> the plan. One trail will follow the drainage swale and connect to the existing park area west <br /> of Mustang Lane. The other trail will loop around the Lino Air Park land and will <br /> eventually extend into the Molitor site north of the Air park. <br /> In order to fit the trail between the north end of 4th Addition, the east-west street(Palomino) <br /> and the existing Williams Pipe Line along the south edge of Palomino, it will be necessary to <br /> grant a lot depth variance to lots 1 & 2 in Block 4. The lots do meet the lot area criteria. <br /> Lot 7 Block 4 will require a significant building setback to avoid the easement for the <br /> Williams Pipe Line. The lot width at the standard 30 foot setback is less than 80 feet but <br /> will have a lot width of over 95 feet at the increased setback. The lot width at the right-of- <br /> way line is also reduced due to the trail connection to the cul-de-sac. <br /> The amended preliminary Plat will provide an improved lot layout and will allow integration <br /> of some of the 'greenway' concepts into the 5th Addition plan. <br /> thank you for your consideration. <br /> Sincerely y s, <br /> John C.
