Clearwater Creek Subdivision Review City of Lino Lakes <br /> Again, part of the formula for successful conservation developments is going beyond the one <br /> style of housing and lot size concept of housing to a more robust housing and lot size mix. <br /> ► Another point of the charette was that road layouts can be used to provide a sense of place, <br /> accentuate experience rather than confuse travelers with an endless curving road that is not <br /> anchored on features. Although some of this has been captured, in general, the road system <br /> contributes very little to place-making and creation of distinguishing views. It tends to wander <br /> like in most subdivisions. This project would benefit greatly from some of the design elements in <br /> the rough plan developed during the charette in which roads provided a central organizing <br /> structure. In most instances, this occurred because of their terminus on and accentuation of open <br /> space features, community town square, pocket parks, etc. The plan could benefit from <br /> reexamination of these basic design and layout issues. <br /> Summary Statement <br /> In summary, both Steve and I were very impressed with the very significant changes made from the <br /> original concept presented at the charette. The Clearwater Creek Yd addition is really becoming a <br /> proud piece of work. However, with the above stated, we are fully confident this project could be <br /> substantially improved as a conservation development plan, and that we can work with the <br /> developer/owner to substantially improve marketability and desirability for prospective purchasers <br /> and future homeowners in this community. <br /> Call with questions.
