Competitive Golf Courses <br />This section examines those courses which would be considered as competition <br />to the proposed facility, whether they are existing, under construction, or planned for <br />development in the near future. The planned structure of the proposed course as either <br />public (daily fee) or private will have a strong influence on which courses are <br />competitive within the market area. A brief narrative on each competitive course is <br />provided which contains pertinent information relative to the study. This information <br />is based upon actual visits to these courses by an NGF consultant. Fromthis data, an <br />estimate of the number of golf rounds currently being provided within the market area <br />is obtained. <br />Market Share <br />The estimated potential demand for rounds of golf within the market area is <br />compared to the current rounds being supplied by the competitive facilities. This <br />determines the status of the market area in terms of being undersuIOIN pplied or oversup- <br />plied for annual rounds of golf. Utilizing local weather trends, we project the number <br />of potentially playable days and estimate the maximum number of rounds a golf facility <br />in that area of the country could provide. Based upon the type of facility proposed and <br />the anticipated quality of the course, we project the anticipated rounds of play for the <br />first five years of operation, expressed as a percentage of maximum capacity for the area. <br />Additionally, an appropriate range of green fees or membership dues over this same five <br />year period is established. <br />Significant Findings <br />A brief summary of pertinent information relative to the proposed facility and <br />the market area based upon our analysis is prepared. <br />Recommendations <br />Utilizing our findings from the study and knowledge of the market area, <br />.-. recommendations are made pertaining to proceeding with the development of the <br />proposed project_ <br />
